We are about  to construct an unique residential complex ‘ATLANTIC ROYAL PALACE’,  in one of the most famous bulgarian summer, Black Sea resorts – ‘Sunny Beach’. The complex  is situated along one of the most picturesque bulgarian Rivieras  and 3 km  away from the ancient bulgarian town Nessebar. The complex offers you the unique possibility to own a property  at the ‘Sunny Beach’ resort, only 15 km from the Bourgas airport.

TYPES OF APARTMENTS FOR SALE

The  ‘ATLANTIC ROYAL PALACE’ complex consists of two separate, but interconnected buildings as well as a service building / Trade center / . The sizes of the apartments vary between  54 sq.m. and 170 sq.m., depending on the different desires of the clients. 

There are three types of apartments available:
- 1-bedroom apartments – delivered in sizes from 54 to 125 sq.m. Most  of these apartments benefit from an additional bathroom. (please, refer to the detailed floor plans for further clarification).
- 2-bedroom apartments – delivered in sizes from 85 to 170 sq.m. and some have a second bathroom too.
- 3-bedroom apartments – all of them have two bathrooms and are available in size of 170 sq.m. (please, refer to the detailed floor plans for further clarification);

Many of the apartments enjoy a spectacular sea view and spacious terraces.

*All apartments can be fully furnished with luxury furnishings, subject to the client approving an additional specification and the related cost plan.

PRICES AND PAYMENT CONDITIONS



The prices of the apartments start from 900 euro/ sq.m., as the price of each apartment is being defined by the floor on which it is located, the view from it, or the additionally ordered extras.
The development will be completed within two years from the date of commencement of the construction works. The payment schedule below outlines three stages of the payment, as follows:
- 30% upon signing of the preliminary sale-purchase agreement;
- 40% upon completion of the buildings  (up to completed roof);
- 30% upon signing of the title deed for transfer of the ownership.

Alternatively, you may prefer the following payment schedule:
- 50% upon signing of the preliminary sale-purchase agreement;
- 40% upon completion of the buildings  (up to completed roof);
- 10% upon signing of the title deed for transfer of the ownership, you will be entitled to a special discount on the price of the respective apartment. For more information, please do not hesitate to contact our offices and ask the questions you deem necessary.

Upon development’s completion and following the final (third) payment of the outstanding balance for the respective property, the Buyer will receive a Notary Public certified final Sale-Purchase Contract (title deed), based on which the full ownership of the property will be transferred to the Buyer. This will also include all required by law documents, related to the newly acquired property.

The expenses associated with the transfer of ownership and issuance of the respective documents, amount to 3% of the final sale’s price and include all taxes and fees charged by the Bulgarian municipal and tax offices in relation with the property.

In addition to the above, a legal fee of 2% on the final sale’s price will be charged and must be paid by the Buyer at the time of signing the Notary Public certified Sale-Purchase Contract (title deed).

Thus the overall cost incurred by the Buyer in relation to the acquisition of the property will amount to 5% of its total purchase price..
